Glenavon Apartment Complex Development Progress

Development Overview

The proposed development will consist of a 5 to 6 storey apartment building with a total Gross Floor Area (GFA) of approximately 5,330 square meters (excluding the car park). The building will feature 52 residential units comprising:

  • 13 one-bedroom apartments
  • 9 two-bedroom apartments
  • 17 two-bedroom duplex apartments
  • 8 three-bedroom apartments
  • 5 three-bedroom duplex apartments

Each apartment will have private balconies on the east or west elevation. Additionally, the development includes several important features:

  • Demolition of the existing habitable house and outbuildings (already completed)
  • Modifications to the vehicular and pedestrian site entrance on Ballymun Road
  • 1 car share space at surface level
  • 37 basement car parking spaces
  • 80 bicycle parking spaces
  • An ESB substation and switch room
  • Solar panels and a green roof

Proposed Naming and Numbering

In keeping with the heritage of the site, the proposed name for the development is Gleann Abhann / Glenavon. This name pays homage to the site’s history, retaining a sense of continuity and respect for the past.

The development will be organized into three blocks:

  • Block A: Apartments 1 to 12
  • Block B: Apartments 13 to 26
  • Block C: Apartments 27 to 44

Glenavon

In keeping with the heritage of the site, the proposed name for the development is Gleann Abhann / Glenavon. This recommendation was presented to the Chairperson and Members of the Central Area Committee for final approval. During the recent committee meeting, a significant discussion took place regarding the naming and numbering proposal for the development at 46 Ballymun Road. Upon further research, it was discovered that “Glenavon” connects to the area’s historical and geographical context. “Glasnevin” translates to “stream” in Irish, and “Glenavon” refers to a “glen of the river”, so there exists a huge connection due to the old river. This connection was a pivotal point in addressing the concerns and led to a consensus on the appropriateness of the name.

Heritage Officer Report

Dublin City Council’s Heritage Officer reviewed the proposed name and provided a recommendation confirming its appropriateness. The Irish translation of the name has been verified by the Council’s Irish Office, ensuring cultural and linguistic accuracy.
